Legal Requirements for Landlords are continuously changing, but there are some major key legal requirements that should be considered.
Energy Performance Certificate (EPC)
An EPC is required before renting out your property, providing an energy efficiency rating. Tenants must receive a free copy before moving in. EPCs are valid for 10 years, and we can arrange one for you at a competitive rate.

Safety Legislation Compliance
Landlords must meet all safety regulations before letting a property:
- Gas Safety Certificate: Annual checks by a Gas Safe engineer are mandatory for properties with gas. We can arrange this at a competitive price.
- Electrical Safety: Ensure all electrical appliances are safe and arrange a Portable Appliance Test (PAT) or a 5-year Electrical Certificate. We can assist with this too.
- Fire Safety: Furniture must comply with the Furniture and Furnishings Regulations 1988. Check the government website for details.
- Smoke Alarms and Carbon Monoxide Detectors: These have been legally required since 2015. Install smoke alarms on every floor and carbon monoxide detectors where necessary.
Please also be aware that if your property contains 3 or more households, this is classed as a House of Multiple Occupation (HMO) which may come with additional legislation to the mentioned above.
